Opportunity Zones: Turning tax incentives into local impact

Congress made Opportunity Zones permanent in 2025. For investors sitting on eligible gains, that turns a temporary provision into a durable way to move capital into the communities they care about.
But the legislation only sets the geography and the tax treatment. What actually gets built, whether that's new housing, a reused industrial building or an upgraded commercial property, depends on the sponsor, the developer and the investment process behind it.
For impact investors, the question isn't whether a project qualifies. It's what the capital will actually change: the building, the local economy, the environmental footprint and the community around it.
