AI infrastructure is attracting enormous capital. The harder question is which projects can actually be delivered in a way that strengthens the communities and environments around them.
Power, water, permitting, insurance and local support are not side issues. They will increasingly determine which projects get built and which become stranded. The best projects should protect ratepayers, use resources responsibly and create real benefits for the communities hosting them.
That is both a social and environmental imperative and, increasingly, simply good underwriting.
